01Why Sharm El Sheikh
Your accountant on the ground in South Sinai
Most guidance on Egyptian company law and tax is written with Cairo in mind. Sharm El Sheikh adds a layer of its own, and it shows up in ordinary files: who may own the land under a hotel, which company form a foreign investor has to use, which approvals a share transfer needs, and which receipts a café must issue.
Since 1 April 2022, Presidential Decree 128/2022 has given Sharm El Sheikh, Dahab and the Gulf of Aqaba tourism sector a regime of their own, outside Law 14/2012. Land and buildings there can be owned only by Egyptians or wholly Egyptian-owned entities. A non-Egyptian investment project must take the form of an Egyptian joint-stock company, and changes to its founders, shareholdings or articles need approval from the Ministries of Defence and Interior and from General Intelligence, plus GAFI or the FRA. Elsewhere in South Sinai, in El Tor or Saint Catherine, Law 14/2012 still applies, with at least 55% Egyptian ownership.
The office carries Eskander's name. He leads its work, and every guide on this site is written or reviewed by him. Working from Sharm keeps us close to the businesses we look after and to the local offices that handle their files. The questions we answer are the ones a resort town produces: a dive centre hiring a foreign instructor, a tourist restaurant charging 14% VAT, an owner selling a usufruct unit.

02Set up and kept compliant
What a chartered accountant in Egypt does that a law firm doesn't
A law firm's work on a new company usually ends when the Commercial Register entry is issued. For the company, that is day one. Tax, payroll and reporting deadlines come back every month, quarter and year, and the Commercial Register itself needs renewing every five years. We do the set-up and stay for the rest.
03Credentials
Credentials: what a chartered (certified public) accountant in Egypt holds
Eskander Gerges Eskander (إسكندر جرجس إسكندر) is a Chartered Accountant (محاسب قانوني) and tax expert (خبير ضرائب). In every language on this site we show the Egyptian title, محاسب قانوني, next to its translation. We do not borrow a foreign professional title instead, because those titles belong to their own national registers.

Before you hand documents to any accountant in Egypt, ask for their professional registration details and check that the name matches the office sign and the invoices. That goes for us too. His areas of practice and the guides he has reviewed are listed on Eskander's profile page.
04The office
Inside Office 314, Al Azizia Mall
The office has two working areas. Eskander's private office is where the nameplate on the desk reads محاسب قانوني and a lit shelf holds the Egyptian law and accounting references we work from. Next to it is the team's open-plan workroom, where client files are kept in labelled binders. You can meet us at the office, or talk to us by phone or on WhatsApp.
Finding us. Al Azizia Mall is on Al Salam Road in Ras Kennedy. Office 314 is inside the mall, with our name on the sign. The map link on our contact page opens the office's own pin on Google Maps, and if you lose your way inside the mall, send us a WhatsApp message and we will direct you.
Hours. Every day from 09:00 to 23:00. Messages that arrive during those hours get a reply the same day, usually on WhatsApp.

05Languages and remote service
Four languages, one set of facts
Consultations are available in Arabic, English, Italian and Russian. Each language version of this site is written separately from the same checked facts, so every reader gets the same rules and the same dates.
07How we work on facts
Every rule we publish carries a date and a source
Egyptian tax and investment rules change often. The second tax facilitation package, Laws 148–153/2026, was published in the Official Gazette on 28 July 2026 and took effect the next day, so a guide last checked in June was already out of date by August. We work to a few plain rules:
- Official sources first. The Official Gazette, then the ETA, GAFI, Ministry of Tourism, CDWS and MOHP pages, then Big 4 and law-firm summaries. Press reports come last and are labelled as reported.
- A date on every rule. Each guide says when its facts were last checked. This page was last checked in October 2026.
- Scheduled re-checks. Tax and residency guides are re-checked at least every three months, other guides at least every six months, and every page a new tax law touches is re-checked as soon as the law appears in the Gazette.
- Corrections in the open. Where the web repeats an outdated figure, we say so and give the current one.
Some details we deliberately keep for a one-to-one answer, because a general page cannot see your documents. How we write, source and update our guides is set out in our editorial policy.

Payments, promises and people using our name
We never ask you to pay into a personal account. Every payment receives an official receipt. If in doubt, call us on +20 10 3349 3011, or send the same number a WhatsApp message, before you pay anything to someone who contacts you in our name.
Be just as careful with promises the rules do not allow:
- Freehold land in Sharm for a foreigner. Under Decree 128/2022, land and buildings in Sharm El Sheikh and Dahab may be owned only by Egyptians or wholly Egyptian-owned entities, and Law 11/2024 did not change that. What foreign buyers are offered there is a long-term usufruct; its term depends on the contract and the approvals.
- A company registered in one day. GAFI's one-working-day figure is for in-person incorporation of one-person and joint-stock companies at its service centres. Practitioners report one to two weeks once the documents are ready, and foreign founders and managers also file security-inquiry forms.
- A guaranteed residence permit. Residence is decided by the authorities under Law 89/1960. No office can guarantee the outcome, and that includes us.
If an offer sounds faster or simpler than the law allows, send it to us on WhatsApp and we will tell you what it really involves.
